How it works
- Text the property name, your check-in and checkout dates, and the number of adults and children (including ages where relevant).
- We manually verify the property's capacity, rates and the latest available calendars, and provide an itemized quote including applicable taxes, cleaning, guest and other disclosed fees.
- Before payment, we provide our cancellation terms, occupancy and house rules, property access conditions and any required rental agreement.
- Only after we accept the reservation in writing, process an authorized payment through a secure method, and record/verify the booking in our direct reservation calendar is the stay confirmed. The iCal feeds subsequently share its blocked dates with Airbnb and Vrbo. Those feeds do not update instantly.
Important: A text message or quoted price does not hold dates. Availability can change until we explicitly confirm the booking. We cannot promise instant synchronization or zero overlapping requests. Do not text payment-card details, ID photos or confidential access codes.
Travel protection, optional and separate
You may compare travel insurance covering cancellation, interruption, emergencies or other covered events. Premiums may be calculated separately for each covered traveler and depend on trip cost, age, dates and policy terms. We do not currently quote, sell, add to your bill, or collect premiums for insurance.
Travel insurance is not a substitute for the host's own short-term-rental liability or property insurance. Guests remain responsible for damage and conduct to the extent provided by the booking agreement and applicable law; no statement here eliminates legal rights or responsibilities.
Coverage is not guaranteed. Check the insurer's actual policy wording, eligibility, exclusions, deductibles, cancellation terms, and any limits on overnight accommodation or group bookings. An insurer or licensed representative, not EpicHideaways, determines eligibility, premium and claims.
Booking terms and guest responsibilities
- Actual authorized guest limits, bed configurations, and special restrictions vary by property and will be confirmed before acceptance. Do not rely on theoretical shared sleeping capacity as an occupancy limit.
- No parties, unregistered guests, smoking, pets or events except as expressly approved in writing under the property-specific rules.
- Security deposits, damage authorizations, age/identity requirements, refunds, late check-out charges and any extra guest fees, if applicable, must be disclosed in the individual quote and rental agreement before payment.
- Check-in instructions and access credentials are supplied privately to verified guests, not through this public webpage.
- If you initiated your reservation through Airbnb or Vrbo, continue and pay through that platform. Do not use this texting service to move a platform-originated inquiry or reservation off-platform.
Airbnb and Vrbo remain available
We welcome guests who prefer the platform booking experience and its applicable support and protections. You can choose the Airbnb or Vrbo links for the suite on our properties page. Platform bookings must remain on their respective platforms.
Direct bookings are managed by EpicHideaways rather than Airbnb or Vrbo. Platform-specific guest protections and dispute programs may not apply to direct stays. The definitive terms will be provided before booking confirmation.
